Construction at Woodland Hill, a new Presbyterian Homes & Services (PHS) senior living community, has reached a major milestone as DaVita Dialysis Center, built on the senior living campus, opens its doors to begin treatments.
The 6,130-square-foot clinic offers 12 in-center dialysis stations and two home training rooms, bringing comprehensive kidney care close to home for those living in the Hudson area. As part of the Woodland Hills campus, the clinic is conveniently located near Hudson Hospital & Clinic. PHS, DaVita Dialysis and Hudson Hospital & Clinic are collaborating to offer consistent and complementary care services, including transportation between the campuses, special nutrition and dietary support, wellness education and more for dialysis patients and others.
This is especially good news to area residents Dick and Helen Cox. DaVita’s new location in Hudson is the primary reason that the Coxes reserved a two bedroom senior apartment at Woodland Hill. “The dialysis was the real selling point for us,” Dick said.
When advising potential residents, such as the Coxes, who are interested in reserving a senior apartment, Dianna Weum, Woodland Hill Housing Advisor, upholds Fair Housing laws by not asking health-related questions. “Older adults living in senior apartments are considered independent and have a rental relationship with us,” Weum said. Yet, in the course of their conversation about living options, Dick volunteered information about his health.
“I’m confident that Woodland Hill is a good fit for Dick and Helen, and its proximity to DaVita will really improve their daily living” Weum said. Construction is on schedule for the first phase of Woodland Hill that includes 95 senior apartments, 46 assisted living apartments and 19 memory care apartments.
The new Hudson dialysis clinic currently employs six staff and is limiting its caseload until it is certified by the Centers for Medicare and Medicaid Services (CMS), a process that can take up to six months. Once fully certified, it anticipates expanding staff to serve a capacity of up to 72 patients in six shifts plus an additional eight patients overnight.
“There is an ever-increasing demand for dialysis services,” said Cari Dock, Regional Operations Director for DaVita Healthcare Partners. “We are pleased to bring DaVita’s quality-focused care to the Hudson area, including Woodland Hill residents and improving their quality of life.” Dock expressed her confidence that the new clinic will meet all requirements in timely fashion.

PHS’s research shows that within 20 years, the number of older adults living in the St. Croix Valley will double, and the number of those over 85 will likely triple. Woodland Hill is designed to meet needs for older adults now and into the future and add comprehensive services that connect to the community health system.
